Utility easement

Construction glossary
    The area of the earth that has electric, gas, or telephone lines. these areas may be owned by the homeowner, but the utility company has the legal right to enter the area as necessary to repair or service the lines.

  1. A formal contract which allows a party to use another party's property for a specific purpose. e.g. a sewer easement might allow one party to run a sewer line through a neighbors property.

  2. A legalized permission granted by the owner to allow movement of drilling equipment across his land and/or to allow borehole-drilling operations to be conducted thereon.

  3. An easement grants someone else the legal right to use another person’s land or property while leaving the title in the owner`s name.

  4. A right to use another person’s real estate for a specific purpose. the most common type of easement is the right to travel over another person’s land, known as a right of way. in addition, property owners commonly grant easements for the placement of utility poles, utility trenches, water lines or sewer lines. the owner of property that is subject to an easement is said to be “burdened” with the easement, because he or she is not allowed to interfere with its use. for example, if the deed to john’s property permits sue to travel across john’s main road to reach her own home, john cannot do anything to block the road. on the other hand, sue cannot do anything that exceeds the scope of her easement, such as widening the roadway.

The utility of an action is a numeric measure of the value of the outcome due to taking that action. typically, many systems act to maximize their utility. many machine learning systems assume that all actions (predictions, classifications) can be evaluated with a single score and act to maximize that value. alternate terms include rewards, payoffs, cost, and losses. the latter two are more common in game and economic theory (e.g., minimax methods). a related term, often used when discussing maximization and minimization routines, is objective function. it is also a measure of worth and is a (usually additive) combination of the utilities of model for a set of cases. see also: machine learning, minimax procedures.

  6. A corporation, person, agency, authority, or other legal entity that owns or operates facilities for the generation, transmission, distribution, or sale of electric energy or natural gas primarily for use by the public and is defined as a utility under the statutes and rules by which it is regulated.

  7. A regulated entity that exhibits the characteristics of a natural monopoly. for the purposes of the electric industry, “utility” generally refers to a regulated, vertically integrated monopoly electric company. “transmission utility” refers to the regulated owner/operator of the transmission system only. “distribution utility” refers to the regulated owner/operator of the distribution system that serves retail customers.

  9. A power company that owns or operates facilities used for the generation, transmission, or distribution of electric energy, which is regulated at state and federal levels.
